Value key for Moreton Bay buyers

Three Moreton Bay suburbs are in Queensland’s top 10 for house sales in the latest quarterly property report.

InfoTrack says Morayfield, Caboolture and Narangba were second, fifth and 10th respectively for volume of house and unit sales from April 1-June 30.

“Moreton Bay suburbs continue to prove enticing for buyers,” InfoTrack’s spokesperson Sandra Falzon said.

“Affordability continues to be a key factor with Queensland house sales as buyers look for value for money in outer locations.”

The Property Market Update Q2 2024 report places Redbank Plains in top spot, returning to the top 10 for the first time since July-September quarter of 2023.

Third place went to Kirwan (Townsville), Pimpama (Gold Coast) was fourth, Buderim sixth, Yarrabilba (Logan) seventh, Gracemere eight and Kelso (Townsville) ninth.

Ms Falzon said given Redbank Plains’ “convenient location and relative affordability, it’s not surprising to see it has topped the list of house sales”.

Gold Coast dominated the Q2 unit sales with Surfers Paradise in top spot again, followed by Southport (3), Pimpama (8) and Hope Island (9).

Brisbane City (2), Fortitude Valley (4), South Brisbane (5), Maroochydore (6) and Newstead (7) took out the other places.

Nundah, in Brisbane’s north, is back on the list for the first time in three years, coming in at number 10.

The InfoTrack figures show houses remain the most popular property type in Queensland with a share of nearly 60 per cent. Strata units had a 26.47 per cent share.
